A document packet for your home appraisal

Before an appraiser visits a home in Virginia Beach or elsewhere in Hampton Roads, gather records that describe the property accurately. This article focuses on the information packet. For access, pets, and what happens during the appointment, use our appraisal visit checklist.

What to include

How to organize the packet

  1. Put the property address and contact details on the first page.
  2. Use a dated list of changes, separating repairs from upgrades.
  3. Attach a few clear photos or documents for features that are difficult to see.
  4. Flag unusual spaces, additions, or detached structures without assigning your own square-footage category.
  5. Send documents through the channel specified by the appraiser or lender.

For a lender-ordered appraisal, the lender selects the appraiser and sets the assignment requirements. Fannie Mae’s appraiser independence requirements prohibit directing an appraiser to reach a target value. You may provide factual property details; do not press for a contract price or promise a favorable result.

Why records can matter locally

A waterfront property, historic home, condominium, or house with an addition may require more explanation than a standard listing description provides. Accurately identifying an improvement’s date, quality, and permit status helps the appraiser research the relevant market. A particular neighborhood name does not determine an adjustment by itself.
