How much does a home appraisal cost? There is no single price that applies to every property. For a private residential appraisal, the fee is quoted after confirming the property, assignment purpose, effective date, inspection scope, report requirements, and timing. Scope, complexity, location, urgency, and intended use affect the work. Request a property-specific written quote.

For a lender-ordered appraisal, review the estimated charge on your Loan Estimate and ask the lender what it covers. The CFPB explains the Loan Estimate. For an independent private appraisal, you and the appraiser agree on the scope and fee.

Why fees differ among private appraisal assignments

A pre-listing or private purchase appraisal addresses a current decision; an estate or date-of-death assignment may require research for an earlier effective date. A divorce assignment may involve one or more properties and coordinated dates. An appraisal review examines an existing report, while a PMI-related request should begin with the mortgage servicer’s instructions about acceptable valuation methods and who may order it. These differences affect the work required, not a fixed fee schedule. Confirm the intended use, users, and report scope before ordering.

What to include in a quote request

Provide the address, property type, approximate size, intended use and user, effective date, any special features, and deadline. Ask whether a written report is included and what may affect the fee. Request a quote from Joe. Joe is a Virginia Licensed Residential Appraiser; an assignment must fit his credential and competence. Verify credentials through the Virginia DPOR lookup.
