When a documented measurement helps

Before listing or selling by owner

Give yourself and your listing agent a defined figure and an explanation of the areas behind it. A measurement record can help resolve uncertainty before marketing a home.

When records disagree

Compare the listing, assessment record and available plans with current measurements. Different dates, methods, area categories or changes to the home can explain a discrepancy; a public record is not automatically wrong.

For a specific property question

Ask about an addition, a garage conversion, a finished room over a garage, or an older home with sloped ceilings. Buyers can inquire too, provided the owner authorizes access.

An agent, assessor, lender or other recipient decides what evidence it accepts. Measurement alone does not guarantee a corrected record, a tax reduction or a higher property value. If you also need a value opinion, discuss a separate pre-listing appraisal.

Your PDF sketch and measurement results

The engagement identifies the property, intended use, measurement date, method and areas to be documented. You receive a PDF sketch with exterior dimensions, room labels and square-footage calculations. Garages, porches, decks and other areas that do not qualify as living area are identified separately. Interior dimensions are available on request and confirmed in the quote.

  • Measured dimensions and calculations: a documented basis for the reported area.
  • Clearly identified categories: distinguish the applicable finished, unfinished, above-grade and below-grade areas.
  • Scope and limitations: identify inaccessible areas, assumptions or records used to complete the agreed work.

A dimensional footprint sketch shows the building’s outline and measurements. It is different from a detailed interior floor plan showing every wall, opening and room dimension. Tell Joe if a recipient requires a specific format or level of detail so availability can be confirmed in the quote.

Square footage is not market value

This measurement-only service does not include comparable-sale analysis or an opinion of market value. It is also not a property inspection, boundary survey or construction drawing.

Share the recipient’s written specifications early. We will confirm whether this service fits rather than assuming one document works for every purpose.

What ANSI measurement means for your home

ANSI Z765-2021 provides a consistent method for calculating and reporting area in attached and detached single-family homes. It helps explain the number, not just produce one. See the standard publisher’s scope explanation.

Grade and finish

Finished above-grade area and below-grade area are reported distinctly. A level partly below ground does not become above grade because it has a walk-out door. Unfinished space and garages are not simply added to finished living area.

Ceilings and openings

Sloped ceilings need evaluation: at least half of a qualifying room’s finished area must have a ceiling height of 7 feet or more, and portions under 5 feet are excluded from its qualifying calculation. Stairways count on the level from which they descend; open space above a two-story foyer is not floor area.

FROGs and conversions

A finished room over a garage or a converted garage is evaluated for its actual finish, access, ceiling height and other relevant characteristics. The room’s name alone does not establish its area category. Separately reported space may still contribute value in an appraisal.

House calculations generally use exterior dimensions. Property design matters: an apartment-style condominium differs from a detached or attached house, even when both have condominium ownership. We confirm the appropriate method for your property and purpose.

Fannie Mae’s measurement guidance and current Selling Guide address covered lender appraisals, including UAD reporting distinctions. Those lender requirements are separate from the agreed scope of a private measurement-only engagement. Our ANSI appraisal guide explains that context.

Assume a fully above-grade house with qualifying finish and ceiling heights, and an unfinished garage. The sketch shows the calculation concept, not the complete contents or format of a purchased report. It has no interior room layout and is not an actual client property.

Planning a deck, addition, or renovation?

If a contractor or permit office has requested existing-home dimensions, share the written request before ordering. We can determine whether measurement documentation fits that specific need. A project may also require a site plan, survey, construction details or other documents beyond a measurement record.

For a Virginia Beach property, consult the city’s residential building permit information and its current deck guide. Other cities have their own requirements. Confirm the needed document and acceptance with the responsible office; ordering measurements does not secure a permit.

How the measurement service works

  1. Describe the property and purpose

    Send the address, property type, approximate size, reason for measuring and the documentation requested. Include any deadline and recipient instructions.

  2. Confirm scope, quote and access

    Agree on the work, fee, documentation and delivery schedule. The owner or authorized representative must arrange access.

  3. Complete the measurement visit

    Provide safe access to relevant interior and exterior areas, secure pets and identify inaccessible spaces. Make existing plans or records available without assuming they match current conditions.

  4. Receive and discuss the results

    Review the agreed documentation and area categories with Joe. Ask about differences from earlier records and the limits of the assignment.

Why Joe checks the house rather than copying a prior listing

In my measurement work, I often encounter differences between a house, its public record and its past listings. The cause may be an older sketch, an addition, a different reporting method, or rounding carried from one listing to another. A discrepancy is a reason to check the source, not proof that anyone deliberately misstated the area.

For example, a measured 1,570-square-foot home might be advertised as 1,600, then repeated as 1,620 and later 1,650 without a new measurement. This is an illustrative sequence, not a documented transaction. The physical house has not gained 80 square feet. A dated sketch lets the next person trace the dimensions and understand what was counted.

Measurement fees and typical delivery

The quote considers the home’s size and layout, location, access, complexity and requested documentation. Tell Joe about multiple levels, additions or spaces that may be difficult to reach.

Measurement-only work and an appraisal have different purposes and fees. We confirm the price and delivery schedule for your measurement request; the standard measurement fee is $150 for most homes up to 3,000 square feet. Larger homes are quoted individually, generally from $200, with the final fee confirmed before work begins. Delivery is typically the same day or next day after the measurement visit, depending on the agreed scope and access. Ask about rush availability and any additional fee.

Home measurement questions

Can I order measurements without an appraisal?

Yes. This is a separate engagement for measurement documentation. It does not provide a market-value opinion. Tell Joe if you need valuation as well.

What will I receive?

You receive a PDF sketch showing exterior dimensions, room labels and square-footage calculations. Garages, porches, decks and areas that do not qualify as living area are identified separately. Interior dimensions are available on request; confirm the detail you need when ordering.The quote defines the measurement record, area calculations and sketch appropriate to your purpose, including method and scope limitations. Confirm any required file format or interior-plan detail before ordering.

Why might the figure differ from the listing or assessment?

The records may use different methods, area categories or dates, or may not reflect changes to the home. Review the underlying dimensions and definitions before deciding that a number is incorrect.

Can my agent use the documentation for a listing?

Discuss the intended listing use when ordering and ask the agent or MLS what it requires. The recipient determines how it uses and accepts the documentation.

Do basements, garages, FROGs or sloped ceilings count?

They require appropriate classification, not one combined answer. Grade, finish, access and ceiling height matter. The area-category explanation above describes why some spaces are reported separately.

Do you measure townhomes or condos?

Ask Joe about your property’s architectural design and access. Apartment-style units and house-style condominium properties do not automatically use the same method.

Is this a survey or a permit drawing?

No. Home measurements do not certify property boundaries or establish structural, code or permit compliance. Share any official request so the appropriate service can be identified.

Can measurements help with a deck or addition?

Existing-home dimensions may be useful for a specific request, but a measurement record may not be the document a contractor or permit office needs. Confirm its written requirements first.

What does the service cost?

Request a property-specific quote. Size, layout, travel, access and requested documentation affect the scope. A full appraisal price does not apply automatically to measurement-only work.

What access is needed, and when will I receive the results?

Safe access to relevant interior and exterior areas is arranged in advance. Tell Joe about occupied or inaccessible spaces and your deadline. The appointment and delivery schedule are confirmed with the assignment.
