Buying or selling for cash: do you still need an appraisal?
A cash transaction generally has no mortgage lender ordering an appraisal, but the buyer and seller still have to make a price decision. A private appraisal can provide an independent opinion of value for the person who hires the appraiser under an agreed scope. It does not replace a home inspection, title review, survey, or legal advice.
When a buyer might commission one
A cash buyer may want additional evidence before agreeing to a price, especially for a property with few close comparables, an unusual condition, a waterfront feature, or unclear measurements. Confirm the appraisal’s intended use, valuation date, access and timing before ordering. An opinion of value is one input to the purchase decision; negotiate contract terms with your agent or attorney.
When a seller might commission one
A seller considering an as-is or FSBO sale may use a pre-listing appraisal to understand current market evidence before setting a price or evaluating an offer. The report cannot guarantee that a buyer will pay its conclusion or that a future lender will accept the same report. What the appraiser does
For a defined private assignment, the appraiser researches property records, observes the home to the extent required by the scope, verifies relevant sales, analyzes differences and reconciles the evidence. Price alone does not set the value. The Appraisal Institute describes valuation uses beyond mortgages; the report should state who may use it and for what decision.
Three details to provide before requesting a quote
- Property address and whether you are buyer, seller or another intended user.
- Your decision and any planned closing date.
- Property type, access, known additions, repairs or unusual features.
