If a house is offered with furniture, equipment or other contents, the total purchase price may cover more than the real estate. A residential real estate appraisal should identify what property is being valued rather than quietly treating every item in the package as part of the home.

I appraise residential real property. An appraisal of furniture, artwork, antiques or other personal property is a different specialty. A bundled sale needs clear instructions about those boundaries before the valuation begins.

Describe the package before ordering

Provide the contract or proposed terms and any item list. “Fully furnished” can describe very different arrangements: ordinary household furniture, specialized equipment, removable outdoor items or contents of considerable separate value.

Tell me if the package also includes an adjoining parcel, a boat, leased equipment or a business operation. Those additions can change the problem materially. Our purchase appraisal service addresses a defined residential property decision, not an automatic valuation of everything a seller offers.

If financing is involved, ask the lender about its ordering and documentation process. A private appraisal for your own purchase decision should not be assumed to satisfy the lender.

Fixtures and movable contents require identification

An installed feature and a movable item are not interchangeable just because both appear in a listing photograph. Ownership, attachment, transfer terms and the applicable assignment all deserve attention.

Questions about whether an item legally conveys belong with your attorney and transaction professionals. I can identify what the report includes and seek relevant documents; I do not decide a disputed contract term merely by looking at the item.

Distinguish built-in equipment from removable furniture, and identify items owned by a third party.

Make the contents list specific enough to investigate

Freestanding sofa and dining table Identify as movable contents; do not silently include their price in the real-estate value.
Built-in cabinetry or attached equipment Describe installation, ownership and transfer terms; resolve a disputed legal classification with transaction counsel.
Leased appliance or solar equipment Supply the third-party agreement rather than treating it as seller-owned.
Boat, artwork or business assets List separately and identify any need for a different valuation specialist.

An itemized inventory makes comparable-sale research more reliable. The question is what influenced the transaction price and what property the report values—not whether the listing photographs happen to show furniture.

Do not invent an allocation to make the numbers work

A buyer and seller may state separate amounts for the real estate and contents. Those amounts still need to be evaluated for their relevance to the residential analysis. A convenient allocation in a negotiation is not automatically market evidence.

For comparison, a sale advertised as furnished may also include personal property. I need to investigate the transaction rather than treating its total price as directly comparable to an unfurnished real estate sale.

Rental furnishings are not a promised income premium

A furnished home used as a short-term rental may come with reservations, operating records or claims about future income. Those are not automatically part of a residential real-property assignment.

Legal use, lease rights, tangible contents and any business component need separate consideration.

Disclose the actual occupancy and arrangement. The tenant-occupied article explains the lease and access questions where a tenant is involved. An operating business or a more complex income assignment may require a different specialist.

What a useful inquiry includes

Send the address, property type, intended use, value date, contract terms and an itemized contents list if available. Identify whether you need the value of the real estate alone or whether your advisor has requested a broader analysis requiring other professionals.
