What an estate or probate home appraisal answers
An executor may need to understand a Virginia Beach home’s value at a date in the past, often the date of death. An independent residential appraisal defines the property interest, valuation date, intended use and users, relevant market evidence, and value conclusion. Start with the right effective date
Before ordering, ask the estate attorney or tax adviser which value date the assignment requires. A retrospective appraisal is developed as of a specified earlier date; the home’s condition and relevant sales on that date may differ from today. The IRS estate-tax overview describes property interests and fair market value at death, but the applicability of federal tax reporting and any alternative date is a question for the estate’s tax adviser, not the appraiser.

How the opinion is developed
The appraiser researches property characteristics, verifies relevant sales, considers condition and location as of the effective date, and explains the analysis in a report suited to the assignment. The Virginia Beach Real Estate Assessor’s search and recorded land records can be useful data sources. An annual mass assessment is not automatically the answer to a date-specific estate valuation; the city explains its assessment process separately.
Why comparable sales require care
A house near the Oceanfront, a condominium, and an inland single-family home are not interchangeable simply because they are in Virginia Beach. A retrospective report should consider available transactions in the relevant market around the effective date, with features and sale circumstances examined. Questions before hiring
Who is authorized to engage the appraiser? Which property interest and value date are needed? What is the report’s intended use and who may rely on it? Was the property changed after death? A licensed residential appraiser can explain scope and methods, while the estate’s attorney and tax adviser determine legal or tax reporting needs.
