What a local appraiser contributes to a Hampton Roads valuation
Local experience can help an appraiser recognize which properties compete and where public records need checking. It does not authorize a preferred value or guarantee a premium. In Hampton Roads, jurisdiction lines, water-related features, condition, housing types and transaction terms can change the comparable search. Every adjustment still needs support from market evidence.

What local experience cannot promise
A licensed appraiser must remain independent. A local appraiser cannot guarantee a sale price, make an unsupportable adjustment for a client’s desired number, or tell a lender to waive its process. How to use a local appraiser well
Provide the address, intended use, effective date, plans, permits and known facts. Point out unusual property features without directing the conclusion.
