An independent home appraisal can provide a value reference before an owner commits to an auction plan. It does not select the reserve automatically or guarantee what bidders will pay.
The reserve, anticipated bids, market-value opinion and net proceeds answer different questions. Before ordering, explain whether you need ordinary market value or a specifically defined valuation under different sale conditions.

Bring the proposed auction terms
Tell me whether the auction would have a reserve, whether a buyer’s premium applies and what exposure, inspection and closing arrangements are proposed. Give the appraiser the actual terms rather than describing every auction as a forced sale.
An accelerated timetable, limited inspection opportunity or unusual conditions may differ from the assumptions in an ordinary market-value definition. Their implications need to be considered in a properly defined assignment, not converted into a standard percentage discount.

A reserve is a decision, not an appraisal conclusion
A reserve may reflect what the owner is willing to accept under the proposed arrangement. That willingness is not proof of market value. An owner could set a reserve above or below an independently supported value for personal or strategic reasons.
Conversely, starting bids and suggested bidding ranges are marketing devices. Do not assume they represent the same value definition used in the appraisal.

A reserve worksheet: keep four numbers apart

Before comparing an auction proposal with an appraisal, ask whether the quoted figure is the seller’s bid price or includes a buyer’s premium. A short marketing period and restricted inspections also deserve explicit discussion. Otherwise, numbers that appear to conflict may describe different terms and different valuation premises.
Keep expenses outside the property-value line
Auction fees, a buyer’s premium, seller costs, debt payoff and closing expenses can materially affect the transaction. Ask the responsible professionals for a clear explanation of who pays each item.
An ordinary appraisal should not silently deduct your mortgage or an auction company’s fee from market value. Use a separate proceeds worksheet when comparing alternatives.
This distinction also applies to a specific investor cash offer. A fast or convenient sale may appeal to an owner without making its price identical to the appraised market value.
Disclose the property’s marketing and condition history

Check the use of the report before circulating it
An auctioneer, attorney or prospective buyer may need different information. Identify intended users at the outset, and ask how the report may be shared. A buyer who reads a copy is not automatically authorized to rely on it for a separate purpose.
