Residential appraisals · Hampton Roads, Virginia
A clear home value for a difficult decision
If you are dividing property, considering a buyout, or deciding whether to sell, a divorce home appraisal gives you a supported opinion of the home’s value for an agreed effective date. Our guide explains value and equity when one spouse keeps the home and how the appraisal supports that separate decision.
Joseph T. Ellington Jr., a Virginia Licensed Residential Appraiser, researches the property and local market, then prepares a written appraisal. We discuss who needs the report and the required date before work begins.
Start with your decision
What can a divorce appraisal help you decide?
Knowing the home’s value can give the people involved a common starting point. How the property and its equity are ultimately divided is a separate decision for the parties and their advisors.
One person wants to keep the home
An appraisal helps establish the property value to discuss during a potential buyout. Outstanding mortgage balances and other obligations also matter when considering equity.
The home may be sold
A current value opinion can inform conversations about a sale. If you are preparing to list, see our pre-listing appraisal service.
There is disagreement about value
A written appraisal explains the property information, comparable sales, and analysis behind the opinion. If an appraisal already exists, ask whether an appraisal review fits your question.
Get the assignment right
Which date should the appraisal reflect?
Some assignments need the home’s current value. Others need a value as of an earlier date. The effective date changes which property condition and market evidence are relevant, so confirm it with your attorney, mediator, or other requester before ordering. The Newport News guide to local comps and value dates shows why those choices belong together.
If the requested date is in the past, Joe can discuss a retrospective home appraisal. We also confirm the client, intended users, report purpose, and any special instructions before starting. That helps everyone understand what the report is intended to address.
How it works
The divorce appraisal process
Define the report
Tell Joe the address, value date, reason for the appraisal, intended user or users, and any deadline. He will discuss the assignment and provide a quote.
Gather property facts
Joe arranges appropriate property access, reviews relevant details and available records, and analyzes comparable sales and market conditions for the effective date. Our Suffolk divorce appraisal article discusses how acreage and residential setting affect that research.
Understand the value
The written appraisal describes the home, value date, market evidence, and supported conclusion so the intended users can understand the analysis.
Practical preparation
What should you have ready?
Start with the information you already have. You do not have to make cosmetic changes to the home to request an appraisal. For a home near the water, our Poquoson divorce appraisal preparation guide explains useful site and water-related records.
- The home’s address, your contact information, and the requested effective date.
- Who is ordering the appraisal and who needs to receive or use the report.
- A way to coordinate access to the home, including any scheduling constraints.
- Available information about additions, renovations, major repairs, or known damage.
- For a past-date value, photos or documents that help show the home’s condition at that time.
If you want a general property preparation list, you can download the homeowner checklist (Word document). Tell Joe about any access or safety concerns when scheduling.
Common questions
Divorce appraisal FAQs
Can one spouse order the appraisal?
Tell Joe who is requesting the appraisal and who needs to use the report. He will clarify the client, intended users, and report scope before accepting the assignment. If attorneys or a mediator have specific instructions, share them up front. For a Peninsula property, the Hampton parcel and value-date guide also explains why the property’s jurisdiction needs verification.
What if we disagree about the appraisal?
You can ask about the property facts and comparable sales used in the report. If you already have an appraisal and need an independent assessment of that work, ask about our appraisal review service.
Is appraised value the same as home equity?
No. The appraisal develops an opinion of the property’s value. Equity also depends on mortgage balances and potentially other financial obligations. Your financial or legal advisors can help you address those amounts.
Can you value the home for a date in the past?
Potentially. A retrospective appraisal addresses a specific earlier effective date using relevant property and market information from that period. Feasibility depends on the available evidence. The Portsmouth guide to older homes and past value dates explains why additions and renovations need a timeline.
Will this appraisal replace one required for a new mortgage?
A lender generally determines its own appraisal requirements for a new loan or refinance. If refinancing is part of your plan, ask the lender what it needs. You can also read about our mortgage refinancing appraisal service.
How much will it cost, and when can it be completed?
Price and timing depend on the property, effective date, scope, and availability of records. Contact Joe with the address and your deadline for a quote.
