Poquoson divorce appraisal: value the actual waterfront and site features
In Poquoson, a home near the water may differ substantially from another house with the same living area. Water access, view, lot configuration, improvements and condition need property-specific analysis. For a divorce-related appraisal, the client must also establish the property interest, intended use and effective date. An appraisal is an independent value opinion; it does not allocate marital assets or replace advice from an attorney.
What to document before comparing homes
- Recorded parcel and property description. Start with the City of Poquoson assessor but verify material details.
- Any dock, pier, bulkhead, easement or water access, including ownership and condition. A view and usable access are different features.
- Permits and timing for additions, elevated spaces or storm repairs.
- Maps or insurance information relevant to the property, interpreted within the assignment rather than used as a flat deduction.
- Whether the requested value is current or retrospective.
When comparable sales are limited
A sale across a city line or with a different type of water amenity may still offer evidence, but its differences must be explained. A waterfront premium cannot be copied from a different neighborhood as a standard percentage. If only a few highly similar sales exist, describe the broader competitive search, verify each sale and explain the weight placed on it.
