Newport News divorce appraisal: define the home and its competitive area
Newport News extends across distinct housing markets. A sale at the opposite end of the city is not automatically a strong comparison for a home simply because both have a Newport News address. For a divorce-related valuation, we first establish the client, intended use, effective date and property interest, then research what buyers of the specific house would consider alternatives. We do not decide an equity split.
Start with an accurate property record
The Newport News Real Estate Assessor maintains parcel records; the public assessment portal offers a starting point for characteristics and prior transfers. Verify a recorded living-area figure and any garage conversion, addition or other change against plans, permits and inspection observations. The assessed value is not a private appraised value for a divorce assignment.

Coordination without pressure
One party, an attorney, or a jointly instructed client can ask about scope, subject to engagement terms. Share accurate property documents and arrange access. Do not tell the appraiser a number needed for settlement. If testimony is expected, discuss availability and separate terms before engagement; routine appraisal work does not include court testimony.
