When a York County property is part of a divorce, the first question is the assignment: whose decision is the value meant to inform, what property interest is being valued, and as of what date? A current value and a retrospective value may require different evidence. A Williamsburg mailing address may still be York County

The mailing city alone does not establish the taxing or court jurisdiction. Williamsburg addresses may lie in the independent City of Williamsburg, York County, or James City County. Confirm the parcel with York County Real Estate Assessment or York CivQuest. For a parcel within Williamsburg city limits, the city assessor is a different source. This matters for property records and selecting competitive sales, not for substituting an assessment for an appraisal.

Yorktown, Grafton, Tabb and Seaford are not interchangeable for every property. Site utility, water influence, commuting access, age, condition and school boundaries may all shape buyer alternatives. For a waterfront or low-lying parcel, the county’s flood information can help describe location; a flood-zone label is not an automatic value deduction. The appraiser must support comparable selection and any adjustment with market evidence.

Ask the attorney or client who will be the appraisal client and intended users, whether a retrospective date is required, and how access and documents will be coordinated. A jointly instructed assignment may avoid conflicting assumptions, but it does not guarantee agreement on value.
