Hilton Village
For a property in the designated historic district, start with the boundary map and architectural-review guidance. Record original features, later alterations, and available approvals. An older home outside the district should not automatically be treated as having the same restrictions.
North End / Huntington Heights
The city maintains a separate architectural-review process for this designated district. Exterior changes, documented renovation history, and the relationship between original and updated space deserve careful attention. Confirm whether the particular parcel lies within the district.
City Center / Port Warwick
Establish the actual property type and ownership arrangement before selecting comparisons. A condominium, attached home, and detached house may require different evidence even in the same general area. When applicable, gather association information, parking details, and descriptions of included space.
Hidenwood / Riverside / Menchville
Document the specific setting: lot configuration, access, views, improvements, and condition. If a property has water frontage or water-related rights, distinguish those features from simply being near the water. A location label alone cannot establish their contribution to value.
Denbigh / Lee Hall
Begin with the individual parcel and building history. Identify additions, accessory structures, changes in use, and the dates of major improvements. The city’s area plans offer planning context, but an adopted proposal should not be treated as a completed amenity.
Downtown / East End / Kiln Creek
Use the property record to confirm the jurisdiction, parcel, and property rights rather than relying on a mailing address or community name. Assess the immediate setting and relevant sales individually. Citywide headlines and neighborhood labels do not replace property-specific evidence.

And when.
A kitchen renovation, roof replacement, or mechanical upgrade is easier to understand with dates and a clear scope of work. Separate maintenance from changes to layout, size, and finish.
Keep the cost information if you have it, but do not assume every dollar spent becomes a dollar of market value. The appraisal examines how relevant market evidence relates to the property being valued.

What if city records and my home’s square footage disagree?

Does a river view automatically increase the appraised value?
No fixed adjustment applies to every property. The analysis needs relevant evidence, the nature of the view or frontage, and the property rights involved. Flood considerations, access, and other site characteristics may also need investigation.
Can a report reflect the home’s value before a renovation?
A retrospective assignment can address a past effective date when an appropriate scope and sufficient evidence are available. Tell Joe the required date and collect records showing the property’s condition then, separate from subsequent work.
What should a condominium owner gather?
Start with the property identification, unit description, available association documents, parking information, and details of recent work. Explain whether the appraisal is for a private decision or a lender-related purpose so the ordering requirements can be clarified.
What will my appraisal cost, and how long will it take?
The fee and timing depend on the property, assignment purpose, required research, access, and current scheduling. Request a quote with the address, property type, intended use, and deadline. Confirm delivery expectations before work begins.
Can I order an appraisal for a refinance or PMI removal myself?
Contact the lender or servicer first. Their requirements may specify who can order the report and which product is acceptable. A privately ordered appraisal may not satisfy those requirements, and a particular result cannot be promised.
