You do not have to travel back to Virginia Beach to ask about a private appraisal of a home you own here. The important question is whether I can obtain reliable property information and arrange authorized access for the agreed assignment.
Being an out-of-state owner is different from requesting a “remote appraisal.” You can manage the order from another state while I inspect and research the property locally. The inspection method still depends on the purpose, available information and property—not your travel plans.

Start with the person authorized to order
Tell me whether you are the owner, an estate representative, an attorney or someone helping another person. A family relationship does not by itself establish authority to approve access or receive confidential assignment information.
If a power of attorney, estate appointment or other authorization is relevant, describe it before scheduling. Your attorney can address its legal effect. I can then identify the client, intended users and communications arrangements for the appraisal.
For a mortgage or PMI matter, contact the lender or servicer first. Living far away does not change its ordering requirements. Our residential appraisal services explain the different purposes a private assignment can address.
Choose one local access coordinator
A relative, property manager or real estate agent may be able to coordinate a visit with your authorization. Give that person the appointment details and make clear which areas need to be accessible. Do not assume the appraiser can enter using an old lockbox code or permission from someone who no longer controls the property.
If tenants occupy the home, the responsible person must arrange lawful access under the applicable lease and requirements. My tenant-occupied appraisal guide addresses that separate issue.
Before the visit, resolve who will unlock the home, whether utilities are operating, how accessory buildings can be accessed and whom to call if plans change. The appraisal visit checklist is useful for the person meeting me locally.
A workable handoff from another state
- Before the quote. Owner: confirm the purpose, value date, authorized client and report recipients.
- Before the appointment. Local contact: confirm entry, occupied areas, pets, utilities and a backup telephone number.
- Before delivery. Owner and appraiser: resolve missing records through the agreed communication channel.
The handoff works best when access facts and valuation instructions stay distinct. A local helper can show what changed; the client explains the decision the report must support. That separation prevents an inspection conversation from quietly changing the assignment.
Send a property history rather than instructions for a value
An owner who has not visited recently may have incomplete information about repairs, damage or changes. Separate what you personally know from what a manager, tenant or relative reported.
A concise packet can include:
- The address and parcel identification, if available.
- The purpose, requested value date and deadline.
- Dated photographs and a timeline of significant work.
- Available permits, surveys, association records or lease information.
- The name and telephone number of the authorized access contact.
Label older pictures with their approximate dates. A photo from before a tenant moved in may be helpful background, but it does not prove today’s condition. The document-packet guide explains how to keep records manageable.
Allow for an access contingency
An unavailable key, unsafe area or missing project document can affect the scope and delivery schedule. Discuss those limitations before choosing a deadline tied to a sale, estate filing or personal decision. An exterior-only or desktop assignment should not be assumed to solve missing access automatically.
Ask how the written report will be delivered and who is authorized to receive it. Electronic delivery can make coordination easier; it does not turn every recipient into an intended user or make the report acceptable to a lender.
What to send in the first inquiry
For a Virginia Beach property or another home in my Hampton Roads service area, send the address, your role, why you need the value, the relevant date and the local access plan. Mention that you live elsewhere so we can settle communication details early.
