A Virginia Beach home can have features that are easy to describe loosely and hard to compare correctly: a water view, elevated site, addition, accessory space, condominium rights, or renovation after the last city assessment. Start with the city record, then check the home
Search the address in the Virginia Beach Real Estate Assessor’s property database. Check parcel, building description, reported area, and known changes. The city warns that its public data may be incomplete or inaccurate. Its mass assessment is for a different purpose than an independent appraisal with a specific effective date and client. If you find an error, bring documents such as a permit, survey or floor plan; the appraiser must independently evaluate the evidence.
Water and flood context require precision
“Near the water,” “water view,” and “waterfront” describe different physical relationships. Document the actual view, access, easement, bulkhead or dock if present, and known condition. For flood information, use the City’s floodplain guidance and official maps for the address. A mapped flood zone is a factual consideration; it is not a universal appraisal adjustment. Insurance requirements and premiums are determined by the relevant insurer and lender, not by an appraiser’s blanket assumption.
