Virginia Beach has detached homes, townhomes and condominiums in very different competitive markets. A divorce-related appraisal should begin with the client, intended use, property interest and effective date rather than a target equity split. Condominium, waterfront, or ordinary subdivision?

A condo’s project, fees, parking, unit location and view may affect which sales compete. A detached home may have different site and condition considerations. “Virginia Beach” is not one price adjustment: an Oceanfront location, inland subdivision and rural edge of the city require separate evidence. Plan an independent engagement

Decide whether one party or a jointly instructed client will engage the appraiser, how records and access will be provided, and whether a past effective date is needed. A report prepared for one stated client and use should not be repurposed without checking its limitations.
