Pre-appraisal in Chesapeake: decide whose question it answers
“Pre-appraisal” can mean a seller’s private pre-listing assignment, a buyer’s independent value check, or another consultation. These are not interchangeable. Before ordering, define the client, property, effective date, interest and intended use. A private report can inform a decision, but it cannot replace the lender’s underwriting or guarantee an offer will be accepted.

What is distinctive in Chesapeake?
Chesapeake’s parcel types and neighborhood settings vary. Ask whether the subject competes with nearby subdivision homes, a rural site, or properties with water-related features. The city assessor and property information portal offer parcel starting points, but public assessment is not the private appraised value. Review current condition, permits and sale terms, then choose truly competitive sales.
Order at the right time
Share plans, renovation dates and known access limitations. If the house changes materially after the effective date, the earlier opinion may no longer answer the decision. A buyer using a mortgage should ask the lender about its valuation requirements; the private appraiser’s report is not automatically transferable to the lender.
