Chesapeake divorce appraisal: a shared report needs a defined question

A couple may agree that an independent appraisal is useful yet disagree about the date or which improvements matter. Define those terms before work begins. Is the requested opinion the home’s value today, or as of a prior separation or other legally selected date? Which property interest and intended users does the engagement cover? Those choices belong to the client and legal advisors. The appraiser’s job is to analyze the property and market independently.

Build a condition timeline

  1. List major repairs, renovations and additions with completion dates.
  2. Supply permits, contractor records and dated photographs if the requested value is retrospective.
  3. Identify repairs still incomplete and any portion that cannot be inspected.
  4. Provide property access without asking the appraiser to reach a target figure.

Changes after the effective date must be considered carefully; a current inspection can help describe the dwelling but may not establish past condition. If the assignment needs separate present and past values, discuss whether these are distinct analyses and fees.
