Norfolk FSBO: understand your buyer’s alternatives

A Norfolk owner selling without an agent needs an evidence-based asking strategy. A condominium buyer may focus on unit, project, fees and parking; a buyer of a detached home may focus on site, condition and neighborhood. A private appraisal analyzes a defined property and date. It provides a value opinion, not an assurance of a closing price or a replacement for the financed buyer’s lender appraisal.

What to gather for a condo versus a house

Different property facts for a Norfolk FSBO
Condominium Detached residence
Unit, floor, view, parking and association information Lot, access, improvements and outdoor features
Comparable units in the project or competitive projects Comparable houses with similar location and condition
Renovations and special assessments, if applicable Permits, additions and repair history

The Norfolk property search helps identify parcel and assessment data. Verify unit or building details and do not use the assessed amount as a stand-in for current market value. Our comparables guide explains why the closest sale may not be the best one.

Use the appraisal with a sale plan

  1. Identify the property interest, intended use and inspection scope.
  2. Provide dated improvements, permits and known condition information.
  3. Set a listing strategy with current competition and your timing in mind.
  4. Review contract and disclosure responsibilities with an attorney or qualified real estate professional; see Virginia’s disclosure resources.
  5. Expect a financed buyer’s lender to make its own collateral decision.

If a buyer presents a lower appraisal, ask what facts or sales support any challenge through the lender’s ROV process; a private appraisal is not an automatic override.
