Chesapeake FSBO: set a price without assuming every nearby sale is comparable
Selling by owner lets you control the listing process, but you still need evidence for an asking price. In Chesapeake, property types and sites vary widely. A house in a planned subdivision, a rural parcel and a waterfront home can attract different buyers. A private pre-listing appraisal can help you understand the as-is property and competing sales. It is not a marketing guarantee and a buyer’s lender may order its own valuation.
Build the seller’s fact packet
- Confirm parcel and improvement details through the city property information portal; correct material errors.
- Document improvements with dates, permits and photos.
- Identify lot access, outbuildings and any water-related features that buyers may distinguish.
- Compare actual closed sales and current competing listings, including condition and sale terms.
