What can a Virginia Beach property appraisal help you decide?
An appraisal is an opinion of value developed for a defined property, date, interest and intended use. The same Virginia Beach home can prompt different questions from an owner, lender, executor or attorney. The assignment determines the research, inspection and report. What the appraiser analyzes
The scope may include property observation, verification of public and other records, selection of competitive sales, market-supported adjustments and reconciliation. A tax assessment or online estimate can be a reference point but does not automatically answer the client’s question. For a property near water, location and site rights need specific evidence; for a condominium, the project and unit characteristics matter. No citywide price-per-square-foot figure fits every home.
How to prepare for a private assignment
- State the address, property type, intended use and needed date.
- Provide plans, permits and a dated improvement list.
- Identify access limitations and known condition issues.
